Important Information for Realtors and Buyers
Realtors, please review our Covenants, Guidelines, District Disclosure, and District Summary with your potential buyers. Let them know about living in a Metro District and the taxes that are associated with it. Metro District taxes are normally around 35 mills.
- All homes are in Windshire Park Metro District No. 2 with a mill levy tax in place. This mill levy tax pays for the infrastructure of the community through bonds. Visit the Weld County Assessor’s web page for the property you are looking at to see itemized tax break out. Click here.
- The Operation and Maintenance (O and M) fee pays for yearly operations and maintenance of WPMD. For detailed information on O and M fees (rate, payment dates, etc.) click this link: O and M Fee Details
- WPMD has a non-potable water system for watering lawns, gardens and greenspace. For information regarding specifics including rates click this link: Non-Potable Water
- Per our agreement with the Town of Windsor, our on-site pool is considered a “public pool”. Memberships are sold to the public. District members in good standing will be issued a pool fob (one per household). A portion of the O and M fee is applied towards the pool membership. - Commercial vehicles are not allowed to be parked on a driveway or on the streets. If your potential buyer drives vehicles with racks and large logos, they cannot park in the community. RV’s, boats and recreational vehicles/trailers are only allowed a limited time for parking for unloading, loading and cleaning. However, these vehicles may be stored in a garage or off-site.
- Commercial businesses are not allowed to operate in residential areas of the District. Check zoning for a specific property to confirm.

- There are rigid specifications for all fencing and stain that may be used on fences. For details, click this link: Fencing
- All exterior projects (landscaping, painting, decks, sheds, etc.) must be approved by the District. Homeowner must fill out an Architectural Design Application (ADA) and submit it to the District for approval before any work is completed.
