Operations and Maintenance Fee

Operation and Maintenance (O and M) fee is $844.00 yearly. It is invoiced at $211.00 per quarter. Quarterly payments are due on the 1st day of March, June, September, and December. The 2nd and 3rd quarter invoice will include six payments of the non-potable water billing (three portions on 2nd quarter and three portions on 3rd quarter). Late fees do apply if payment is not received in the District office by the due date. Mail all payments to our on-site address or the black drop box located at the pool.

Payments can be made online if you are registered on the website and have provided an email address.

O and M fees cover all daily, weekly, monthly and yearly expenses for the District. The District owns, operates and maintains landscaping, open space, common irrigation systems and the swimming pool. Following are some items paid for by O and M fees:

  • enforcement of protective covenants
  • work with bank on bonds and loans, bond reporting
  • work with Town and County on tax collections
  • file more than 30 District State/County/Town requirements
  • coordinate contractors for landscape maintenance and repairs including tree replacement, shrub replacement, tree spraying, mulch replacement, snow removal, fence repairs, fence staining and purchasing and placing/removing holiday lights
  • irrigation repairs, drainage issues, maintenance on ditches, storm system, detention pond, dry detention pond, non-potable water system and renting water
  • utility bills (water for all common grass), power for site utilities and the pool,
  • native grass areas, dog stations, trash cans
  • work with homeowners, realtors, title companies and the Town
  • mediate issues with homeowners
  • coordinate elections and District meetings, work with the Board of Directors
  • develop District budget and provide financial reports
  • manage office phones, internet, office supplies, office equipment, insurance, dues
  • IT items, off site IT storage, website IT work, website updates
  • handle Utility Notification Center of Colorado (UNCC) required locates, file state required UNCC reports
  • accounting, audits, legal fees
  • Pool: sale of memberships, membership tracking; coordinate rentals and contractors, utilities, internet, phone, power, gas, trash, pest control, heating maintenance, cleaning service, tables and chairs maintenance, insurance, lifeguard cost, pool chemicals, pump maintenance, door security system, maintenance of the pool grounds, maintenance of playground, fencing issues, gate maintenance, reserves for future repairs and maintenance, pool plaster (12 years), pumps, concrete, roof, painting inside and out, etc.
